Ua Mau Ke Ea O Ka ‘Āina i ka Pono
The life of the land is perpetuated in righteousness
Living Landscapes Hawaiʻi
At Living Landscapes Hawai‘i, we see soil as the foundation of a resilient and abundant property. Our work is to restore “dead” soil to living soil—creating thriving landscapes that drastically reduce the need for irrigation and chemical inputs.
Guided by the principle of aloha ʻāina (a deep love and care for the land), our approach connects the health of your property directly to the health of our watersheds and oceans. All work is led by an ISA Certified Arborist with Tree Risk Assessment Qualification (TRAQ), ensuring your landscape is managed to the highest standards of safety, ecological integrity, and performance.
Our Story
Living Landscapes was founded on a simple belief: the land we care for should care for us in return.
My name is Frankie Caprioni, and I was born and raised in Lahaina. I’m a proud 2005 graduate of Lahainaluna High School, where I first got my hands in the soil through the school’s agricultural program. That experience sparked a lifelong connection to farming, trees, and the land — one that has shaped the course of my life.
Since high school, I’ve dedicated myself to organic and regenerative agriculture. I’ve learned not only how to grow plants, but also how to rebuild soils, restore ecosystems, and protect the water that sustains us. Along the way, I’ve also seen the impact of poor land management and chemical-heavy practices — how pesticides, synthetic fertilizers, and short-term thinking strip the ʻāina of its vitality and pollute our reefs.
Living Landscapes was created as an answer to that. Our mission is to bring regenerative, reef-friendly practices into the spaces where we live, stay, and play. We design and maintain landscapes that are not only beautiful, but abundant and resilient. By integrating native plants, food-producing trees, and organic soil care, we help hotels, golf courses, and homeowners create places that are healthier for people, safer for the land, and more sustainable for the future.
For me, this work is personal. It’s about giving back to the ʻāina that raised me and ensuring that the next generation inherits landscapes and waters that are thriving, not struggling.

Our Regenerative System:
From Soil Health to Ocean Protection
Drastically Reduce Irrigation & Runoff
In Hawaiʻi, water is our most vital resource. A landscape built on poor, compacted soil is dependent on constant irrigation, leading to waste and polluted runoff. We reverse this cycle. Our regenerative methods build soil structure that acts like a sponge, holding water and nutrients where they are needed most.
Cut irrigation demand by significantly improving your soil’s water retention capacity.
Minimize stormwater runoff and topsoil erosion, protecting our reefs from sediment and pollution.
Develop resilient turf and plants that are naturally more drought-tolerant.
Lower long-term water expenditures while maintaining a lush, vibrant landscape.
Expert Tree Care & Risk Management
Your property’s trees are invaluable assets that require specialized care to ensure their safety and longevity. We provide proactive management grounded in the science of arboriculture.
ISA Certified Arborist & TRAQ Certified for professional tree health and risk assessment.
Proactive monitoring to identify potential issues before they become hazards.
Reduce liability associated with tree failure through documented, professional oversight.
Preserve and extend the lifespan of your most iconic and high-value trees.
Living Soil Amendments: Compost, Mulch & Biostimulants
We replace the cycle of synthetic fertilizers and pesticides with natural inputs that build lasting soil fertility and conserve moisture.
Compost Tea: A liquid biostimulant that inoculates soil with beneficial microorganisms, unlocking nutrient availability and improving plant health.
Organic Compost & Mulch: These essential soil coverings protect roots, suppress weeds, prevent evaporation, and enrich the soil with organic matter, dramatically improving its ability to hold water.
These practices eliminate chemical dependence, conserve water, and are fundamental to our reef-safe commitment.
Edible Landscapes & Functional Orchards
We design and manage food-producing landscapes that transform ornamental spaces into productive, story-rich environments.
Custom fruit orchards and edible gardens for resorts, hotels, and private estates.
Source fresh, organic produce for your kitchens, enhancing farm-to-table experiences.
Create authentic sustainability initiatives that connect guests directly to the ʻāina.
Install food forests that are designed to require less irrigation than traditional turfgrass.
Consultation & Crew Partnership
Many properties already have dedicated landscaping crews. Our goal isn't to replace them, but to empower them. We partner with your existing team to integrate regenerative practices seamlessly into your operations.
On-site consultation and comprehensive soil health assessments.
Hands-on training for your crew in compost tea brewing, application techniques, and water-wise maintenance.
Ongoing oversight and support to ensure methods are implemented correctly for maximum benefit.
Collaborative planning to continually improve sustainability metrics and reduce operational costs.
